Graham Coad This development has more than ten homes so must include an "Affordable" element for people with a local connection. Hayle's target is 30% so that means seven affordable homes for local people. (hopefully they will be rental).

Paul Warmington A petrol station and shops would of been a lot better. Houses will bring in a much faster return and profit though. You'd think there's enough housing being built and lots more with planning permission granted. Be a shame for a prime shopping area to be lost to housing

Home Bargains were interested but they pulled out and bought the Coop instead.

Graham Coad No Beryl, it was approved, as was the previous one for one block of three retail units. (Both permissions are still valid I think).

The applicant was unable to attract any retail to the site.

Beryl Bez Smith Curran But this area was allocated for retail. If planning is granted for these houses does that mean All the allocated retail/commercial land could now have change of use for housing?

Graham Coad No Beryl, that area was not allocated for retail, it had two previous planning permissions for retail, but did not have any special allocation. It is in Hayle Conservation Area and Hayle World Heritage area, but the planning applicant has been working with the relevant Heritage bodies.

The Rugby Club site and the Marsh site across the road are not specially allocated for retail either, though both have permission for retail.

Hayle does have allocated have allocated housing areas out towards the bypass, but that does not prevent 'infill' sites in the town from being considered.

Graham Coad Hayle Town Council is not the Planning Authority, Cornwall Council is. Hayle council cannot 'approve or refuse' planning application

Planning for the change to a single block of retail was never refused.

Graham Coad HTC are "consultees", sometimes their views can be accommodated into planning, sometimes not.
Their strength is being able to "speak for the town".

Lynn Cooper Please don't be disillusioned with the role that HTC have, they do object and we have to back them or else CC would get everything their way.. Don't forget the Sennybridge North Quay meeting on Thursday evening..should be interesting!!

Graham Coad That gets trotted out all the time Nick and is not necessarily completely true.
Schools and medical facilities grow to meet needs, as and when. They are not in themselves 'planning issues' and new developments like this contribute cash for education and health.

Julie MacDonald IF the land has to be used for dwellings, I would much rather see an Extra Care Housing Complex. Cornwall badly needs such places as residents age and need some 24 hour support but do not need to be in a residential or nursing home. Ideal location - on the level and close to a bank, post office and shops.

Graham Coad I suppose technically if planning is granted, it would be possible for a 'Care' type organisation to purchase the whole site? It's a free country and a free market.

David William J  Well since it has been turned into a car park I think I may have seen 2 cars in there. If it can't attract retail or even parking for existing retail then what else is there for it?. No good having an owner losing money whilst the site remains empty and derelict.
20+ homes extra where the people living in those homes will spend money in the town if nothing else.
Let's say for a minute that Poundland, B&M, The Range or any 'out of town' shops went there instead of housing. Imagine how many people will be kicking off about it destroying the income of all the other businesses in the town. You simply cannot win no matter what is built or even if it stays an empty parking area. Let's hope these houses will be fitting with the area (I'm sure they will be), and hopefully whatever work goes on in there doesn't hold up traffic in peak season. Paul a petrol station would have been good for ASDA. Far cheaper than those we already have in the town, but that's just my own personal opinion which doesn't reflect the opinions of anyone else I'm speaking for. Personally I wouldn't like to live under the viaduct as I quite enjoy my sleep
